The factors
Here's everything pushing this presale up or down the FaceValue scale.
The buzz isn't there yet --
While her popularity is rising (with a recent Hot 100 entry), Beer's ambitions are a bit lofty with these venue choices. She is jumping from a ~2,500 capacity theatre tour to mini-arenas with around 5,000-8,000 capacity. There's even Kia Forum and Madison Square Garden dates in there?! Heh... more like Madison Beer Garden.. if you're Square. (PLEASE DON'T UNSUB PLEASE DON'T UNSUB!!)
Anyway, she's yet to prove that she can sell venues of this caliber. Maybe her team is anticipating an Addison Rae or Zara Larsson level of rise in the coming months.

We can see with Larsson the drawbacks of booking reservedly. Her upcoming theatre tour quickly sold out, with resale in the hundreds for all dates following a recent surge in popularity. The problem is, as her booking team, you can't really plan for that kind of spike.
It's on a Friday, summer night +
Weekend-anchored shows will almost always outperform early/midweek ones. It's an easier commitment for casual fans. By parking Toronto's stop in the middle of July, it makes it an even easier buy.
Will be limited to one show +
Beer will be in Detroit the night before and has a date with Boston on the 12th, leaving only the 11th open for an additional Toronto date. It's very unlikely for another night to be added, given it would force her into a 5-night stretch with two border crossings. Not ideal!
Coca-Cola shows don't tend to sell -
The venue itself is an awkward middle child for shows too big for History but too small for Scotiabank Arena. I associate shows booked at Coca-Cola Coliseum with a lack of confidence. Past concerts have shown us that it's fairly easy to scoop up a last-minute ticket for cheap. Even Doechii, who was slated to become a megastar in 2025, saw tickets drop below face value.
My recommendation is to Wait. I'm sensing a slow-sellout approach for this tour, meaning you'll have ample opportunity to buy tickets at face value. If it holds, you can expect discounted tickets closer to July. If you start seeing Madison Beer's popularity surging, that'll be your sign to calmly lock in on those tickets.
